A Typical Inspection
So What Is a Home Inspection?
Basically a home Inspection is an integral component of the home buying process. The intention of having a home inspection is to provide the home buyer with information regarding the condition of the home systems and structural components of the home at the time of the inspection.
The inspection may require further and deeper evaluation. The inspection is an objective, visual, nondestructive review of the operating systems and structure of the home.
The inspection should take approximately two to three hours to complete (depending on the home’s size and age), culminating with a written report.
When requesting an inspection the following information is needed:
- Name, Address and phone numbers of both Realtors’
- Address , city, and zip code of the property to be inspected.
- Buyer’s name, address, zip code and phone numbers
- Who is the requester of the inspection? (Buyer, buyer’s agent etc.)
- Whether the property is occupied or vacant? (Pets on Premise?)
- Whether or not the Utilities are turned on (Electric, Water, heat etc.)
- Any additional information(s) or specific concerns, (I.E. Radon Gas, Moisture, etc.) that you may have that may help the inspector.
